1) Schematic Design
The initial 10% of planning and design is the most crucial part of the process. Our extensive experience in designing homes has honed our ability to focus on the most critical areas of concern, targeting the big picture items right from the start. This phase begins with a design kickoff planning meeting, where we will:
- Examine the site and conduct a thorough study
- Discuss zoning restrictions and neighborhood compatibility
- Identify your needs, wants, and vision for the project
- Sketch rough ideas for visual aid to help ensure we are all on the same page
This meeting sets the foundation for a successful project, ensuring we are aligned with your goals and the site’s potential.
2) Design Development
In the Design Development phase, we delve deeper into the design. This is a highly collaborative phase, led by us, where we:
- Present multiple design iterations at various levels of development
- Gather your feedback and refine the designs accordingly
- Meet as necessary to ensure clear communication and understanding
Our goal is for you to fully comprehend and love the custom home design, both inside and out. Building a home is a significant investment, and we want you to feel comfortable and excited about proceeding. By the end of this phase, we will have a fully developed architectural design, including the site plan, floor plans, and elevations, that meets your approval and ours.
3) Construction Documents
During this phase, we prepare the necessary documents for permitting. Our process includes:
- Developing detailed architectural plans for submission
- Collaborating with a state licensed professional engineer to produce complete permit ready plan sets
- Leveraging our strong relationships with local building departments and contractors to ensure a smooth permitting process

4) Final Delivery & Permitting

- Coordination of plan delivery to your builder in preparation for the submittal of plans for local permitting
- Addressing review comments from the local municipality (and state level if within FDEP zoning)
- Helping to ensure the plans are approved and a permit is issued as efficiently as possible
